Hard Money Lenders of Myrtle Beach (the "Site") is a lead generation service operated by Lead Skills, LLC("we," "us," or "our"). We are not a lender. We connect consumers who submit financing inquiries with one or more participating hard money lenders who may be able to provide financing. Because our service involves the collection of nonpublic personal financial information from consumers for the purpose of facilitating a financial product or service, we are subject to the federal Gramm-Leach-Bliley Act (GLBA), 15 U.S.C. §§ 6801 et seq., and its implementing rules, including the Privacy Rule and the Safeguards Rule. This Privacy Policy explains what information we collect, how we use it, with whom we share it, and the choices you have.

2. Information We Collect

We collect the following categories of information when you use the Site or submit an inquiry:

• Identifiers: full name, email address, telephone number, and, where provided, mailing address or city/state.
• Property and investment information: property type, property address or location, estimated value, purchase price, loan amount requested, renovation budget, project timeline, and similar details about the investment.
• Financial information: information you provide about your financing need, self-reported credit range, prior real estate experience, and similar nonpublic personal financial information you choose to share as part of your inquiry.
• Usage data: IP address, approximate geolocation, device and browser information, referring URL, pages viewed, and interactions on the Site collected through cookies, log files, and similar technologies.
• Communication records: the content of emails, phone calls, voicemails, text messages, form submissions, and any consent records (including the date, time, and text presented when you granted consent).

3. How We Use Your Information

We use the information we collect to:

• Match and connect you with one or more participating hard money lenders.
• Contact you about your inquiry and respond to your questions.
• Operate, maintain, and improve the Site and our service.
• Detect, prevent, and investigate fraud, security incidents, and abuse.
• Comply with applicable laws, regulations, and lawful requests.
• Maintain records of consents (including TCPA consent) and service activity.

4. How We Share Your Information (GLBA Disclosure)

As a financial institution under the GLBA Privacy Rule, we may share the nonpublic personal information described above with the following categories of recipients:

• Participating lenders. When you submit an inquiry, we share your information with one or more participating hard money lenders so that they may contact you about potential financing. Each participating lender is responsible for its own use of your information and its own credit decisions, rates, terms, and funding timelines.
• Service providers. We share information with vendors that perform services on our behalf, such as hosting, analytics, email delivery, form verification (for example, bot/abuse protection), lead management, and customer support. These providers are bound by contract to use information only to perform services for us.
• Legal and safety. We may disclose information when we believe in good faith that disclosure is required or permitted by law, to respond to subpoenas, court orders, or other legal process, to enforce our Terms, or to protect the rights, property, or safety of us, our users, or others.
• Business transfers. In connection with a merger, acquisition, financing, reorganization, bankruptcy, or sale of all or a portion of our assets, your information may be transferred as part of that transaction.

We do not sell your nonpublic personal information for consideration to unaffiliated third parties for their own independent marketing purposes.

5. Your Right to Limit Sharing

By submitting a financing inquiry through the Site, you authorize Hard Money Lenders of Myrtle Beach and Lead Skills, LLCto share the information you provide with one or more participating lenders so they may contact you regarding that inquiry. Sharing with participating lenders is an essential part of the service, and limiting that sharing will prevent us from matching you with a lender.

You may opt out of further marketing or transactional communications from us at any time by:

• Emailing us at [email protected] with the subject "Opt Out."
• Replying STOP to any text message you receive from us or a participating lender.
• Using the unsubscribe link included in our marketing emails.
• Calling us at 843-287-9930.

To stop communications from a particular participating lender, please contact that lender directly using the opt-out method it provides.

6. Data Security

Consistent with the GLBA Safeguards Rule, we maintain an information security program designed to protect the security, confidentiality, and integrity of customer information. Our program includes administrative, technical, and physical safeguards reasonably designed to protect against anticipated threats or hazards, unauthorized access, and misuse. No system is perfectly secure, however, and we cannot guarantee the absolute security of information transmitted to or stored by us.

7. Your Choices

Depending on where you live, you may have the right to:

• Access the personal information we hold about you.
• Correct information that is inaccurate or out of date.
• Delete personal information, subject to our recordkeeping and legal obligations.
• Opt out of SMS/text messages by replying STOP to any message.
• Opt out of phone calls by asking to be placed on our internal do-not-call list.
• Opt out of marketing emails by using the unsubscribe link or contacting us.

8. Children's Privacy

The Site is intended for users who are at least 18 years old. We do not knowingly collect personal information from children under 13. If you believe we may have collected information from a child under 13, please contact us so we can delete the information.

We may update this Privacy Policy from time to time. When we do, we will change the "Last Updated" date above and, if the changes are material, take additional steps required by applicable law. Your continued use of the Site after changes become effective constitutes your acceptance of the revised Policy.
